Tanio are delighted to have recently received capital funding from the Arts Council of Wales to make improvements to our building, including increasing accessibility and making the building greener. We are seeking a freelance Construction Project Manager who can lead on the delivery of this work, with experience in managing large scale projects and multiple contractors. Due to the stipulations of the funding, the turnaround on the overall project is very quick and must be finished in early 2026. As such, we are seeking responses to our call out as soon as possible.

Freelance Construction Project Manager
Contract Type: Freelance
Duration: 24 days total (to be scheduled flexibly across the project timeline)
Fee: £450 per day (total £10,800, inclusive of expenses and VAT)
Location: Bettws, Bridgend (on-site presence required at key stages)
Start Date: Immediate
Completion Deadline: All works must be completed by 28 February 2026
Final Reporting Deadline: 5 March 2026
Role Overview
Tanio is undertaking a capital improvement programme to enhance the accessibility,
sustainability, and functionality of its community arts hub in Bettws. We are seeking a
freelance Construction Project Manager to lead the delivery of this multi-element project.
The successful candidate will provide structure, oversight, and practical expertise to ensure that works are delivered on time, within budget, and in line with grant conditions and regulatory standards.
Key Responsibilities

Develop and manage a detailed project delivery plan and timeline

Lead procurement and tendering processes, including securing three quotes where required

Liaise with contractors and suppliers to coordinate works and resolve issues

Ensure compliance with grant conditions, including financial tracking and reporting
-
Act as the on-site lead when Tanio staff are unavailable, ensuring continuity and quality
-
Monitor progress against milestones and proactively manage risks
-
Advise on sequencing of works to maximise efficiency and minimise disruption

Ensure all works meet relevant accessibility standards and building regulations

Maintain clear communication with Tanio’s senior team and Finance Officer
Scope of Works
The successful candidate will oversee the following elements:

Roofing repairs and installation of solar panels and battery system
-
Resurfacing and repair of the outdoor events space and car park
-
Installation of new windows, doors, and porch
-
Creation of new outdoor storage space
-
Accessibility upgrades to the front entrance and accessible toilet
Candidate Profile
We welcome applications from experienced freelance consultants, project managers, or construction professionals who can demonstrate:

A track record of delivering capital works or refurbishment projects
-
Familiarity with procurement processes, contractor management, and site
coordination

Understanding of accessibility standards and building regulations

Experience working with community organisations or public sector clients
-
Relevant qualifications (e.g. CIOB, RICS, or construction management) are welcome
but not essential

Strong organisational and communication skills

Ability to work independently and collaboratively with a small, time-stretched team Commitment to social value, accessibility, and environmental sustainability

Local knowledge and contacts with trusted contractors is advantageous
